The opportunity has arisen for a Facilities Contracts Account Manager based in Birmingham. To manage the FET schools FM services and be the main point of contact for the client, suppliers, and day to day running of the schools hard and soft services. To also drive the key values of the Bellrock business and ensure H&S is a key focal point on a daily basis.

Key Accountabilities:

  • Managing the FM services at all schools on this contract.
  • Responsible for Buildings and grounds related H&S.
  • To administer the day-to-day sites’ upkeep. Including caretaking management.
  • To oversee minor works carried out on site by facilities team, in accordance with scheme of delegation. Template for spending on works required on repairs through damage, wear and tear. Co-ordination of insurance and claims.
  • Budgetary reporting on local FM spending.
  • Ensure buildings data is in a format that will fit into the DfE Land and building return.
  • Managing contractors onsite. Assessing method statements, ensuring, permits are suitable, and protocols are followed. Supporting site staff in dealing with any issues promptly.
  • Managing the caretakers across each of the sites ensuring regular liaison and support on all site related matters.
  • Inform other site users of FM activities, including school staff, cleaning, and catering contractors, etc., particularly where there may be an impact on areas in use or any health and safety concerns.
  • Undertake a strategic review of the estate security strategy, to include secure boundary and the buildings, security monitoring, etc. and to identify any remedial works that need to be undertaken.
  • On behalf of the trust act as their representative with regards to capital projects, attending meetings as required and to feedback information to the Director of Ops.
  • Advise capital projects on FM related matters where applicable, agree formats for the H&S file and handover documentation with the capital projects team.  To be present at any handover meeting and act as the responsible person in terms of handover documentation.  Ensuring that all relevant information is fed back to site teams and the Trust.
  • Energy Display certificates. Obtaining data to ensure that Energy Display certificates are current and accurate.
  • Manage the onboarding of any new school that joins the Trust, ensuring that all required H&S, R&M, contractors etc. are in place. Ensuring that any snagging and/or defects are managed and resolved in a timely manner.
  • Risk management – Proactively manage the ongoing risk of Trust estate reporting back to Director of Ops when critical issues arise.
  • Produce written monthly FM Report capturing all elements of FM Management contract.
  • Where there are FM services provided to the Trust through other contractors, e.g. catering, cleaning, specialist works, the Contract Manager will have regular liaison with them ensuring that all H&S compliance is in place, including inspection of any required certification.

In return Bellrock are offering a salary Circa of £30,000 to £35,000 per year. Working hours are Monday – Friday based on 37.5 hours per week and 25 days holiday per year + bank holidays.
